Owners of all single-family residences and townhouses are members of the Newington Forest Community Association, Inc. and, therefore, will pay quarterly dues on January 1, April 1, July 1, and October 1 of each year. The 2021 Quarterly Assessment rate for townhomes is $240.55 and for single-family homes is $149.60
Services included in this assessment are:
- trash removal twice per week;
- grounds maintenance;
- tennis and basketball courts;
- swimming pool;
- hiking/bike paths;
- tot lot play areas;
- townhouse snow removal;
- townhouse street repair and maintenance; and
- administrative costs and liability insurance for common areas.
The Finance Committee meets each year to determine the annual budget for consideration by the Board of Directors. The Committee typically meets twice a month beginning in June until a draft budget is turned over to the Board for discussion and decision in October.
The Association is required by law to conduct a Reserve Study every 5 years to ensure adequate funding is set aside for maintenance of common elements in the community. The Reserve Study, most current Audit, and Summary of the Current Budget may be found by signing into the website.
